The works at Waterfront Studios comprised part new-build/ part refurbishment to provide a managed business centre and some independent commercial units with street frontage. The scheme offers contemporary riverside office space on the Royal Victoria Dock. The site was semi-derelict and occupied the space under the flyover which once formed the boat link to Royal Victoria Dock and the rail link to the Royal Docks. The business centre and studios now fill in the space under the flyover while retaining access through to the waterfront. A joint venture between GLE and London Borough of Newham, the scheme received partial European funding. This Design & Build contract had a value of approximately £3 million as was completed in May 2004.
